Many Different Types of Breakfast Are Served by Member Properties

The majority of our inns serve a full breakfast daily, others provide a continental breakfast on week days and a full breakfast on the weekends. Still others choose a style unique to their property and hospitality. If the type of breakfast is important to you, ask the innkeeper to describe their fare before you book. There is never an additional charge for breakfast at any BBAA property.

Our brand of hospitality lends itself to special amenities: Full hot breakfasts, breakfast trays, or breakfast fix'ins. Special meals served by request, complimentary refreshments, beverages, reading material, gardens & porches, parlors & great rooms, some have hot tubs & Jacuzzis, videos, trails to hike, or a pond to fish.. Ask about special amenities or closely check websites to find just what you're looking for in lodging.

Some of our Inns are smoke free, others restrict smoking to porch and garden only. And, many are not set up for children or pets. Since most of our properties are home to the innkeeper, there may be innkeeper's pets on premise. If these are important considerations, be sure to ask or check the websites of the properties you're considering. All of our properties list their restrictions. All Bed & Breakfasts have a cancellation policy but they vary, so be sure to find out details before you make a reservation.

Registered and Inspected Properties
Membership in the BBAA is contingent on passing a mandatory inspection conducted by one of our board members or our BBAA manager.  A list of what to expect during an inspection and the inspection forms are available to prospective members.  There is no charge for inspections and should deficiencies be discovered the  owner will be given a period of time to correct the mandatory items required to pass the inspection.  The inspector may also provide various suggestions which they believe will make the B&B more desirable for guests.

Inspection standards cover safety, food preparation, cleanliness, comfort and standard required amenities. When you choose a BBAA Registered & Inspected property, you are assured the highest standards in the lodging industry.
